Canada Mortgage and Housing tells us that the average person breaks their 5 year mortgage at the 3 year mark...and pays a sizeable penalty to the bank for doing so. Banks know this...and they count on it...which is why they are very happy for you to take that product whether it suits you or not.

Certainly it's not a sin for a bank to make a profit; that's why they exist in the first place...but they will make plenty without YOU paying them additional interest and penalties than you need to. YOU want to keep as much money in your pocket as you possibly can...we all do.

MORE IMPORTANT than the interest rate is the mortgage strategy and product. I'm not saying rate isn't important; because it is...but solely focusing on the rate and disregarding the strategy and product will always cost you more in the long run.
